Immobilienservice Berlin-Markgrafendamm GmbH is an owner-managed real estate and investment company based in Berlin-Friedrichshain. We acquire commercial, care and development properties in situations conventional buyers avoid: out of insolvency and receivership, between operators or vacant, with refurbishment backlogs or unresolved planning.
Our edge is speed and structure. Decisions are taken in-house, not in committees. Acquisition structures, transfer tax, depreciation and operator agreements are part of the first conversation – so a transaction doesn't fail on form. Sellers, administrators, banks and servicers receive a reliable assessment within two working days.
Since 2026 we have been working with Kesch Immobilien GmbH. The partnership combines two things that rarely meet in this market: regional players with long experience in Berlin, Brandenburg and the Ruhr region – and capital from the Swiss Alps that thinks long-term and decides without fund conditions. Alongside our own portfolio we open selected assets and portfolios to co-investors.

We buy from insolvency, receivership and distressed sales. Directly from the administrator, bank or servicer – with a bid guarantee where the situation requires it.
Care and social real estate
Vacancy, operator insolvency, expiring leases: we bring property and new operator together and carry the risk in between.
Development and planning
Land without planning consent, sites with legacy use, protected areas: we run the process through to approval – conversion, densification, new build.
Structuring and partnerships
Acquisition structures, co-investments and joint ventures that hold up legally and fiscally. For sellers: the deal doesn't fail on structure.
